This property has 4 tenants paying rent to this LLC including Load Karma Inc 7k gross, Kanex Pro Inc(my other c corp no partners) 1.5k gross, Sebvia Inc $500 gross, Zams financials $500 gross. I am planning to move out early November this year to another location. I have attached a latest statement with balance. Purchased 08/24 for $1.13m with 180k loan from Load Karma Load Karma Inc Freight brokerage business no assets but the office building. 4 partners 25% each with revenue around 12m per year. Low margins and falling out from disputes with partners as I have uncovered 2 of the partners(brothers) have open another similar freight brokerage business Load Konnect and have funneled business to there along with using Load Karma resources to do so in terms of financial and human resources with accumulating aging AR around 250k due to Load Karma from Load Konnect as it moves business from Load Karma to there at the same time using Load Karma carriers network to book freight for their customers while Load Karma ends up paying the carriers bill while all the margins goes to Load Konnect and running a huge AR balance. There are also current legal claims of 900k against Load Karma and Load Konnect from a large customer stating we have paid their employees so they book freight with Load Karma instead. Karamjeet Singh is the partner and revenue head that brings in the business and manages relationships.
