The $3,200-$3,800 you quoted is the rate to your corporate client, and with a 10-20% markup the master-lease rate to me lands somewhere near $2,700-$3,400 depending on where in that band the unit actually places. That is a wide range, so rather than negotiate against my own guess, what master-lease figure would you put on this unit for a six-month term, and for twelve? On the utility allowance, your point is fair and I will take it. A $50 cap was set against a normal occupancy pattern, not a Las Vegas summer with a corporate guest who reasonably expects not to think about it. I am comfortable at $150, and would go to $200 if the master-lease rate reflects it. I would rather set it where nobody is reconciling overages than defend a number that creates friction on every invoice. On the turnkey specification, what is in place today: Pottery Barn throughout, approximately one year old with no occupancy since it was installed. Queen bed in the bedroom and a sleeper sectional in the living room, so the residence sleeps four. Dishware, cookware and kitchen essentials. New GE washer and dryer in the unit. High-speed internet installed and active, a smart WiFi thermostat, and a security system fitted.
